    Every asset we acquire is put through a rigorous due diligence and evaluation process. Our in-house engineering capability allows us to perform deeper than average analysis on the design requirements, thereby avoiding common pitfalls that non-engineering developers face. Further, once the zoning petition is approved, property values significantly increase as a result of it's new classification and future use. Our name and reputation mean more to our business than anything else, and it’s for that reason that we reject projects that don’t meet our strict criteria. 

    When at all possible, first-lien notes and mortgages are used to provide the ultimate security. Each loan varies, but typically the term is in the 2-4 year range. We also offer second-lien position investments for those looking for higher returns. These are typically used in multi-phased projects where construction financing from a traditional bank is still necessary. To date we have a 0% default rate and over $4.4 Million borrowed and paid back with interest since 2015.
